Tryperion Holdings partnered with Orangestar Properties in a build-to-suit redevelopment for a Moody’s A3-rated hospital system in the Cleveland, OH MSA. The completed project will consist of a 126K SF centralized pathology lab facility.
Tryperion partnered with Market Street Healthcare Properties to acquire and convert a 72,000 SF office building into medical office. The asset is located in the supply-constrained Carlsbad, CA market, benefiting from attractive demographics, highly restrictive zoning and existing infrastructure well-suited for medical use.
Tryperion originated and retained the B-note of a stretch senior bridge loan for the acquisition and lease-up of the 64,000 SF office building. At closing, the Borrower executed a 25,000 SF lease with a credit-worthy medical office user, converting the building to partial medical use and bringing occupancy to 100%.
